RESIDENTIAL

Homeowners work with our structural engineers to renovate homes, build ancillary structures, and assess potential structural problems. Our goal is to help transform the property from what it is to what you want it to be.

Outdoor Entertainment Space

Invest in your happiness by adding an outdoor entertainment area to your home. GRAFT works with local architects to create inviting spaces that find the balance between form and functionality. For this canopy, the architectural corner walls bring a strong presence to the space while concealing the structural framing at the same time.

Detached Structures

GRAFT is adept at creating plans and calculations necessary for building permits. We also coordinate directly with the jurisdiction since this can be unfamiliar territory for homeowners. When it comes time for construction, we visit the site with the City Inspector to confirm the building is in line with the specifications.

Load-Bearing Walls

Header Beams, Moving Walls, New Doors, Routing Utilities

Load-Bearing Wall

Our engineers work with contractors to address load-bearing wall issues so the homeowner can realize their vision for the space. We're also resourceful when it comes to reusing material from elsewhere on the project. Beams that aren't quite strong enough can oftentimes be strengthened for cheaper and quicker than procuring bigger beams.

Retaining Wall

Need advice about a new or existing retaining wall? Our team helps homeowners assess if an engineer needs to be involved or if a contractor can simply build or repair the wall. And if you need an engineer, we'll assemble the plans and calculations necessary for a permit.

Cold-Formed Steel

Cold-Formed Steel Studs

We use materials to suit homeowners needs. For this project, cold-formed steel studs were used to compress the construction schedule. The electrician routed the wiring through premanufactured holes. Wood construction would have required drilling through every stud and sometimes in multiple locations in the same stud.

Retaining Wall

This house was in a state of disrepair at first glance. Looking closer, it has good bones but needs extensive cleanup. We assess homes and other buildings to distinguish between "It needs a little paint" and "It's gotta go!"
